Repayments of interest

Interest is paid on the capital invested in accordance with the stated Repayments. The capital is repaid as a lump sum at the end of the term.

Croft End Developments Ltd would like to borrow £183,226 to part fund the construction of two three-bedroom houses and two four-bedroom houses, at a site called Croft End in Mole Hill Green, Essex.

How investing in the Croft End P2P investment works

The investment offers 17% p.a. interest over a 18 month term with interest paid monthly. The funding will be mezzanine funding to top up senior lending from Avamore Capital. It represents a LTGDV of 71.02%.

 

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.

Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).

Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 75% of the Gross Development Value.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you receive back this capital plus £14.17 interest paid monthly over the 18 month loan term. Interest is paid directly into your account on the Crowdstacker P2P platform or your bank account. The four-bedroom houses will be 2064sqft and the three-bedroom houses will be 1589sqft. Each house will have off street parking for two cars, as well as a double garage, and a garden to the rear. The property is located in Mole Hill Green, a small hamlet with roughly 40 houses. The village is roughly 0.5km from Stansted Airport, and close to Bishops Stortford, a sought after location on the Hertfordshire/Essex border. This is the nearest large town and provides a mainline train station with fast services into London (this is in addition to the service from London to Stansted Airport). It also provides major supermarkets, a range of high street and independent shops, and a weekly market. There are plenty of both private and state schools in the area.
