Interest is paid on the capital invested in accordance with the stated Repayments. The capital is repaid as a lump sum at the end of the term.

West Coker Point, an ISA eligible, P2P investment, offering 17% p.a., interest paid monthly.

Coker Point Limited would like to borrow £359,934 via a PDL Develop to develop a site in in Yeovil, Somerset and construct four executive-style homes. There is a minimum raise of £260,000 and once this target is achieved the first tranche of the loan will commence. The Loan is classed as a PDL Develop product because the funding will be used to part finance the project through the construction phase of the project.

How investing in the West Coker Point P2P investment works

The investment offers 17% p.a. interest over a 12 month term with interest paid monthly. The funding will be mezzanine funding to top up senior lending from Acre Lane Capital. It represents a LTGDV of 75%.

 

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.

Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).

Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 75% of the Gross Development Value.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you receive back this capital plus £14.17 interest paid monthly over the 12 month loan term. The site is on the outskirts of Yeovil, on the road leading to the village of West Coker. The architect’s plans allow for the construction of four detached houses, the external design of the houses will include a rendered first floor, and geobrick and Rockpanel Woods ‘cladding’. Each house will have gardens which largely wrap around every side of the properties for maximum privacy. The nearest town is Yeovil which is a pretty town with plenty of parks and recreation facilities. It also provides large out of town supermarkets, and the Quedam Shopping Centre in the middle of the town is host to an array of high street shops and restaurants.
