Seack Developments Ltd would like to borrow a total of £161,625 via a PDL loan to refinance the final two of eleven 4 bedroom detached houses in Helston, Cornwall. The Loan is classed as a PDL Exit product because the funding will be used for the final phase of the project whilst the properties are sold.
How investing in the Tregonning Close P2P investment works
The investment offers 15% p.a. over a 7 month term with interest paid monthly. The funding will be mezzanine funding to top up senior lending from Acre Lane Capital. It represents a LTGDV of 80%.
Giving you better security on your investment
The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.
Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).
Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, is not greater than 80% of the Gross Development Value of the property development.
So how much interest will I receive?
It’s simple – if you invest £1000 (for example) you receive £12.50 interest monthly and capital at the end of the 7 month loan term. The two detached properties are located in a residential area known as Ashton, which is between Helston and Penzance. Amenities can be found in local villages, such as a Spar (situated c. 3km away), a primary school (2.5km away) and a pub in the village itself. Both houses offer four bedrooms upstairs, with an en-suite to the master bedroom. Downstairs is mainly open plan, similar to plot one, but plot two has a separate study instead of a pantry. It also has a driveway and detached single garage, as well as a patio and good size garden mostly laid to lawn at present.
