Gordsedd Development Ltd would like to borrow £570,000 with a minimum raise of £356,850 to part fund the construction of ten four bedroom houses at Ysgol Santes Tudful, Queens Road, Merthyr Tydfil, Wales.

How investing in the Queens Road P2P investment works

The investment offers 17% p.a. interest over a 15 month term with interest paid monthly. The funding will be mezzanine funding to top up senior lending from Acre Lane Capital. It represents a LTGDV of 72.27%.

 

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.

Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).

Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 75% of the Gross Development Value.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you receive back this capital plus £14.17 interest paid monthly over the 15 month loan term. Interest is paid directly into your account on the Crowdstacker P2P platform or your bank account. The ten houses will be laid out roughly in a line, all facing the road. The design is relatively uniform with rendered and painted external walls, along with tiled roofs. Downstairs the houses will each have open plan kitchen/dining/living rooms. Type two will have a ground, first and second floor, with a large master bedroom and en-suite at the top. Queen’s Road is located in Merthyr Tydfil, the largest town in the County Borough of Merthyr Tydfil. Merthyr Tydfil is approximately 25 miles north of Cardiff, 21 miles south of Brecon and 35 miles north-east of Swansea. The Brecon Beacons National Park is also just to the north.
