Repayments of interest

Manhattan House development is led by Phillip Payne and Stephen Payne, who have 15 years of experience in property development management and property construction. Manhattan House in Crowthorne, Berkshire, will be a development of fourteen one- and two-bedroom apartments.

How investing in the Manhattan House P2P investment works

The investment offers 12% p.a. fixed interest for a one-year term, with interest and the capital invested repaid at the end of the term. The investment will be used as mezzanine finance for a small development of fourteen apartments at Manhattan House, Crowthorne. An existing office block is being refurbished and extended to provide thirteen one-bedroom and one two-bedroom apartments. Two will have private outdoor space, and all will have access to a communal terrace.

 

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower. Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s). Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 75% of the Gross Development Value and 90% of the Loan to Cost of the property development.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you receive back this capital plus £120 interest at the end of the 12 month loan term. Interest is paid directly into your account on the Crowdstacker P2P platform or your bank account. More about the development

The development is located in Crowthorne, a large village in close proximity to Reading, Woking, and Guildford. The new building comprises the refurbishment of an office block which was originally three storeys, and an additional storey is being added as part of the construction works. Currently, about half of the development has been completed. The new loan will be utilised to complete the remaining work with a target end date of mid-2022.
