Oakwood Building Company Limited would like to borrow £270,000 with a minimum raise of £159,750 to part fund the construction of one house and two blocks of flats, one with five flats and one with two flats, on a site on Lewisham Way in South London.

How investing in the Lewisham Way P2P investment works

The investment offers 17% p.a. interest over a 18 month term with interest paid monthly. The funding will be mezzanine funding to top up senior lending from Nextius Capital . It represents a LTGDV of 74.99%.

 

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.

Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).

Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 75% of the Gross Development Value.

It’s simple – if you invest £1000 (for example) you receive back this capital plus £14.17 interest paid monthly over the 18 month loan term. Planning permission has been granted for demolition of the existing buildings and construction of a new block of five flats to the front of the plot, a semi-detached house to the middle, and a block of two flats behind this. The property is in New Cross, which is in the borough of Lewisham. It is within easy walking distance of New Cross and New Cross Gate overground stations with journey times of less than 20 minutes to Charing Cross and London Bridge stations. The main road access to outside London is provided by the A2 and A20, which are both also major bus routes.
