KCG16 Limited would like to borrow a total of £300,000 via a PDL Bridge loan to part finance a completed development in Camberwell, South London. The PDL Bridge loan will be used to allow the borrower time to complete a sale and leaseback of the building. Heads of Terms have been signed for a sale. The loan is secured against the current value of the existing land and properties.

How investing in the Kenbury Street P2P investment works

The investment offers 15% p.a. interest over a 6 month term with interest paid monthly and principal invested repaid at the end of the term. The properties are close to King’s College Hospital. There are two buildings on the site, both of which are newly constructed but require no further work. The loan will provide bridge funding to allow the borrower time to complete a sale and leaseback of the building.

 

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.

Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).

Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 75% of the Gross Development Value.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you receive back this capital plus £12.50 interest paid monthly over the 6 month loan term. The property comprises two buildings on the site, the first building is a block of seven apartments which has recently begun operating as a supported living service. All the apartments are let. The second building opened in January 2026 as a clinic offering diagnostic, screening and surgical procedures. The site is in south London between Camberwell and Denmark Hill. It is in close proximity to King’s College Hospital which is expected to support referrals to the private clinic, and high quality staff recruitment. The area has good public transport access with a railway stations at Loughborough Junction and Denmark Hill.
