Nexa Capital Odiham Limited have undertaken work to restore 121-123 High Street in the historic village of Odiham in Hampshire. The project has restored the building to its original state as two four-bedroom private dwellings. Both dwellings are complete and one has been sold. Nexa Capital Odiham Limited would like to borrow £169,000 to refinance the project and provide an additional ten months to successfully market and sell the final property.

How investing in the High St Odiham P2P investment works

The investment offers 13% p.a. fixed interest for a 10 month term, with interest paid monthly and the principal invested repaid at the end of the term. The investment will be used as mezzanine exit finance to provide time to successfully market and sell the final property. The loan is secured against the current value of the existing properties and represents 76.51% loan to current value.

 

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.

Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).

Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 77% of the current value.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you receive back this capital plus £10.83 interest paid monthly over the 10 month loan term.
