Harts Lane Ardleigh Limited would like to borrow a total of £473,150 via a Senior Exit loan to refinance the senior portion of the project at Harts Lane in Ardleigh, Essex. The Loan is classed as a Senior Exit loan because the funding will be used as senior finance whilst the last property on the development is marketed for sale.
How investing in the Harts Lane P2P investment works
The investment offers 13% p.a. interest over a 6 month term with interest paid monthly and principal invested repaid at the end of the term. The funding will be senior finance and represents a LTGDV of 70.10%.
Giving you better security on your investment
The investment benefits from multiple layers of security. First, a senior ranking debenture over the assets, property, and undertaking of the Borrower.
Second, a first ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).
Finally, the principal amount of the aggregate of all Senior Loans advanced shall not be greater than 71% of the current value of the property development.

It’s simple – if you invest £1000 (for example) you receive back this capital plus £10.83 monthly and capital repaid at the end of the 6 month loan term. The site is on Harts Lane which is a popular country lane in the village of Ardleigh in Essex. Three new detached bungalows were built on the site, one on a plot of 0.3 acres, and two on plots of 0.5 acres each. All will extend to 1421 sqft and included three bedrooms, one of which will be ensuite, plus there will also be a family bathroom and plenty of living space with a kitchen/diner and separate living room, as well as a utility. Each house has a separate single garage. Two of the properties have been sold with the final completed and on the market for sale.
