SRI Ram Properties UK Investment Ltd is a development company which is proposing to build four semi-detached houses on a site at Doghurst Avenue in West London. The loan will be for £184,500 and will be used to part fund the purchase of the site and the construction of the properties.
How investing in the Doghurst Avenue P2P investment works
The investment offers 15% p.a. fixed interest for a 15 month term, with interest and the principal invested repaid at the end of the term. The finished development will offer four semi-detached houses, each with a private rear garden and off-street parking to the front.
Giving you better security on your investment
The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.
Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).
Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 74% of the Gross Development Value and 84% of the Loan to Cost of the property development.
So how much interest will I receive?
It’s simple – if you invest £1000 (for example) you receive back this capital plus £187.50 interest at the end of the 15 month loan term. More about the development
The development is located just north of the A4 and very close to Heathrow Airport in the area of Harlington. The area is mostly given over to residential properties and commercial properties related to the airport, mainly hotels. Two existing properties, a bungalow and a modern two storey house which occupy neighbouring sites at numbers 11 and 13, will be fully demolished to create one plot on which two sets of two semi-detached houses will be built (four houses in total). All four homes will include one off street parking space to the front next to a small landscaped area. To the rear there will be a larger garden. The style of the houses will be modern with brickwork exteriors and tiled gable roofs.
