LW&P (Putney) Limited would like to borrow £228,110 via via a senior property development loan for the next phase of the conversion of an existing old commercial property on Brandlehow Road in Putney, SW London, into two new residential houses.
How investing in the Brandlehow II Plus P2P investment works
Brandlehow II Plus has a gross LTGDV of 23.42%. It offers 0% p.a. fixed interest for a 9 month term with the interest and principal invested repaid at the end of the term. This PDL has been structured in two loan stacks. Brandlehow Road II Plus Loans is stack B which offers the developer additional lending between 13.76% and up to 23.42% gross LTDGV. There is also a stack A ‘Brandlehow Road Loans’ which provides funding for the developer up to 13.76% gross LGTDV. It offers 12% over 9 months and you can find out more about this loan here.
All the funds will be used to construct two houses, one three-bedroom house and one two-bedroom house on the site in SW London.
Giving you better security on your investment
The investment benefits from multiple layers of security. First, a first ranking debenture over the assets, property, and undertaking of the Borrower.
Second, a first ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).
Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 25% of the Gross Development Value of the property development.

It’s simple – if you invest £1000 (for example) you receive back this capital plus £0 interest at the end of the 9 month loan term. Its location on Brandlehow Road is close to the junction with Putney Bridge Road, one of the main thoroughfares running through this part of London. It is just a short walk from Wandsworth Park and the River Thames. The building to be converted was previously used as a commercial workshop and consists of a ground floor space, part first floor space, and garden area to the rear. Planning permission (Wandsworth Borough Council ref: 2021/0925) has been secured for change of use to residential property and to turn it into two, two-storey houses.
